MLS Tips: Status

Status is:

A = Active

O = Contingent Show meaning under contract but not strong. For instance, perhaps the buyer has to sell a property first or either buyer or seller has an out.

C = Contingent meaning under contract with contingencies not yet met, but no reason to think they won’t be

P = Pending meaning under contract, contingencies met, waiting to close

S = Sold and closed

T = Temporarily off the market

W = Withdrawn from the market

MLS Tips: Types of Residential Properties

When you search the MLS, you’ll see properties listed by "Type." These are pretty much self-explanatory, but just in case there’s a question, here’s the skinny:

SF = Single Family

C/T = Condo/Townhouse

DU = Duplex

MU = Multi-Family

MH = Mobile Home*

*A mobile home is only eligible to be in the MLS if there is land being sold with it. There are almost no mobile homes with land left on the island of Key West.

DOM

DOM means Days On Market, a critical factor when figuring a property’s value using the comparable sales approach.

The number you see listed is often NOT accurate.

When a property comes back on the market or is re-listed with the same REALTOR®, the DOM counter is almost always set to 0. This is due sometimes to a glitch in the MLS system and sometimes because a REALTOR® will create a new listing.

When a property expires with one REALTOR® and is re-listed with another REALTOR®, the DOM is alway set to 0.
